A boundary survey is typically what homeowners think of when they see a survey. This is the survey that is often required by banks and mortgage lenders in order to close a loan. A boundary survey shows the location of property corners, property lines and improvements on the property such as a house, or outbuilding.

A prospective buyer should always insist on having a current survey prior to closing on a real estate sale. The cost of a current survey cannot be compared with the knowledge a buyer would have knowing exactly where the lines and corners are found, the exact acreage of the property, and any encroachments or deed gaps.
